SIX THINGS TO LOOK OUT FOR WHEN BUYING PROPERTY IN LAGOS

We met a client last year who had several questions about the quality of our homes. At first, we assumed he was simply meticulous, until he told us why.

He painfully narrated his previous experience before returning to the country two years ago: he had been sending his brother money to build a house for him.

But when the house was near completion and he returned, he immediately felt something wasn’t right. He noticed certain signs and truly, after just 18 months, the structure began to fail and had to be rebuilt.

By the time he finished his story, we understood his caution perfectly and so we shared with him, this simple checklist of things anyone can look out for to know whether a house is truly built to last, even if you’re not an engineer.

SIX THINGS TO CHECK BEFORE BUYING A HOUSE

  1. Check the Foundation and Walls

The foundation is literally what holds the house up. Visible cracks on walls, especially near windows or corners, can be a warning sign. Small hairline cracks are common in new buildings, but deep or spreading cracks may indicate structural issues. Walk around the property, look carefully, and if possible, ask the seller about the history of any cracks.

  1. Inspect the Roof and Drainage System

A roof that leaks or has visible damage can cause ongoing problems, from dampness to mold. Look for missing tiles, uneven surfaces, or water stains on ceilings. Also, check the drainage system. Proper gutters and downspouts ensure that rainwater doesn’t erode the foundation or flood the property

  1. Assess the Quality of Materials

The materials used in a house say a lot about how it was built. Solid doors, properly installed windows, and good-quality wiring and plumbing indicate attention to detail. Tap on walls and floors; if they sound hollow or feel uneven, that could signal lower-quality materials or workmanship.

  1. Observe Finishing and Attention to Detail

Well-constructed homes often show it in the small things. Doors should open smoothly, tiles should be aligned, paint should be even, and fittings should be properly installed. These details may seem minor, but they reflect the builder’s overall standards and commitment to quality.

  1. Consider the Layout and Design

A house built to last isn’t just about materials; it’s also about design. Proper ventilation, natural light, and sensible room layouts make a house comfortable and durable. Poorly designed spaces can lead to damp corners, mold growth, or inefficient energy use.

  1. Ask About Maintenance History

If the house isn’t brand new, ask the seller about past repairs or maintenance. Homes that have been regularly maintained tend to last longer, even if they’re older. Check for records of plumbing work, roof repairs, or repainting.

Make the Right Choice

There’s no single way to guarantee a house will stand the test of time, but paying attention to these signs can help you make a confident, informed decision. Think of it like choosing fruit: a little observation, a few checks, and some guidance can save you from disappointment.

If we were to make a recommendation for first-time buyers looking for homes that combine quality and long-term value, Meridian Luxury Estate is an example of a well-planned development where attention to construction standards and infrastructure gives you confidence in your investment.
